Nothing casting shade: sun all day
A house inside a dense estate gets shade from its neighbours whether it wants it or not, so a west-facing room only really heats up late in the afternoon. A house standing alone on its own land gets none of that: the same room heats up sooner and stays hot longer. The fabric level that is enough in an estate is often not enough here. When we measure we also walk the outside, looking for mature trees or a deep eave, because both genuinely change the answer.
