A house under mature trees already has something an estate house does not: natural shade. So the brief here is rarely about blocking as much sun as possible — it is about privacy and about managing damp, because a home near a canal under tree cover is clearly more humid than one sitting in open sun. Unlike the orchard houses, these have no tree cover, so they take direct sun, especially on the west side. Worth noting: if a pane is high enough to need scaffolding, that is 500 THB per level, and the fitter puts it on the quote from the day of the measure.

The Borommaratchachonnani side: townhomes and shophouses

The strip along Borommaratchachonnani and Suan Phak is heavy on townhomes and shophouses. Shophouses have their own split: the ground floor is a frontage meant to be seen into, the floors above are private living space. Downstairs usually ends up on sunscreen at around 45 percent light reduction, or on vertical vanes so you can decide when it opens up. Upstairs, where windows are narrow and tall, a roller or a blind inside the reveal looks tidier than full curtains.

No, we can remove them at 200 THB per unit. We do not, however, clean or repair curtains that were not bought from us.
